Waterfront Neighbourhoods
Some of the many neighbourhoods in the core that have oceanfront properties are Esquimalt, Gorge, Fairfield, Oak Bay, Cadboro Bay, Gordon Head, Arbutus and Ten Mile Point. A bit further out, oceanfront properties are found in Cordova Bay and Central Saanich. Near the north end of the Peninsula, waterfront properties are found in Sidney and in the North Saanich neighbourhoods of Deep Cove, Land’s End and Ardmore. And to the west, View Royal and Portage Inlet have a modest number of oceanfront properties. Going further out, ocean front properties can also be found along Sooke and Metchosin’s rugged coastline.
Generally, oceanfront properties located in the neighbourhoods which are closer to the downtown area of Victoria tend to be among the most expensive. Examples of such neighbourhoods are the Uplands and Gonzales neighbourhoods of Oak Bay and the Ten Mile Point neighbourhood of Saanich. In these areas, the lot size of waterfront properties is usually under an acre, with only a few being larger.
As you move further away from the downtown Victoria – it’s not uncommon to get more lot size for your money. There are also a number of neighbourhoods that offer a good selection of condominiums with sweeping ocean views including James Bay, Oak Bay and Sidney.

Compared to other world class cities, oceanfront properties in Greater Victoria are relatively inexpensive. There is also a broad selection ranging from condos to cabins, and duplexes to 6000+ square foot single family homes.
